As Marquee’s vice president, Stuart Hansen is responsible for the oversight of operations of a real estate development firm that focuses on projects in California. He draws on the experience he gained in Japan and China to carry out his responsibilities. In some instances, the professions of real estate property managers and asset managers are thought to be similar, but the two have important distinctions that set them apart from each other. While professionals at a property management focus on making an existing property physically appealing to prospective tenants, asset managers are focused on acquiring and investing in the right assets and finding a way to make real estate as profitable as possible for the owners/investors. Where the property manager is more focused on the day-to-day operations of the property, the asset manager is focused on financially balancing the property to create a strong investment portfolio. An asset manager conducts extensive market research to determine the right rental prices and may focus his or her knowledge on specific types of real estate properties or geographic regions. Using this information, the asset manager can then recommend real estate prices that don’t alienate tenants, but still drive revenue and reduce the likelihood of vacancies. Asset managers and property managers often work together to achieve their separate, but related, goals for a property.
